38419 FM 1736. Rock Island Northwest of Houston. Woods, Pasture, Creek
A hundred years ago Rock Island was a mostly isolated community just east of the Brazos River from Chappell Hill. To get to Houston people would ride four miles east, catch a train and ride for hours. Today there's a freeway four miles away on a first class state highway. There's very little local traffic and no freeway noise. Yet you're 25 minutes away from shopping, hospitals and offices in far west Houston. Rock Island goes from dense woods to horse pasture, across creek to more woods with deer and hogs. The tract is deep and narrow but but in an excellent neighborhood. It lies between a full time horse farm and cow pasture belonging to a famous race car driver. Part is used for neighbors' horse pasture. The soil is sandy loam and great for growing almost anything. The former owner, a horse trainer, left a water well big enough to serve a boarding stable and residence, electricity and septic. Fenced. No minerals, but complete surface control. Unrestricted. Not in ag. The tax rate for improvements is .765% for the county and 1.76% for the school.

We're asking $185,000.00 for Rock Island. The place is way out of the flood plain, so flooding is not an issue.

To get to Rock Island from Houston, go out the Northwest Freeway, Highway 290, toward Austin. This is also Highway 6 headed to Bryan and Waco. Highway 6 splits off the the north near Hempstead. There're two ways to get to the property, both about the same distance. One is to continue 3.3 miles past the cutoff toward Brenham to SH 1736. Go right 4.2 miles past the horse form on the right. The road turns right. The tract is just past the turn. The other way is to turn north on 1736 like you're going to Bryan College Station. At 3.3 miles, turn left on 1736, proceed 3.8 miles to 38419 on the left.

I have an office in the historic Rock Building in downtown Hempstead. My listed home number is 979-826-2922. Cell phone 713-824-5351.
